Chiller Operating Cost 2007Hartz Mountain

Hartz Mountain owns and manages a 38 million sq. ft. portfolio of 200 office, industrial, retail and hospitality properties. Staying on top of operations across such diverse properties requires continuous attention. And when concern arose over the quality of equipment operations at a recently purchased property, the client pinpointed the problem with the software that drives EMCOR360 energy solutions. Tenants had filed numerous complaints about the comfort level of the building.  The client used the software to create a “ghost” system that operated parallel to the control system. This enabled experts to see real-time information, analyze it, and make changes to achieve the proper operation for an indoor climate that now meets lease requirements. Analysis also led to energy efficiency gains. Hartz Mountain expanded its application of the software to other properties and has seen a 15% reduction in energy spending.

“We are able to fine-tune to meet the requirements of individual properties.”

Usage and Demand ComparisonA major New York cancer hospital

This major New York cancer hospital—home to 717 attending staff, 1500 nurses and thousands of medical students, residents, and fellows—is a pre-eminent institution for diagnosing and treating disease, so it makes sense that the client would also seek new ways to maximize the wellness of its facilities operations, too. Applying the software that powers EMCOR360 energy solutions, the client gathered data from 13 flow points on its 6,000-ton central chiller to quickly spot opportunities to upgrade controls and improve efficiency. Within two and half months, the client realized payback. In addition, operators are using the data they continue to receive to adjust maintenance plans and optimize performance, and there is a capital plan to expand the use of the EMCOR360 software to pumps, cooling towers, and air handlers.

“We saw monthly improvements in real time. The payback to us was amazing. ”
